Roof area is always bigger than floor area. Pitch, overhangs and the shape of the roof all add to it. A simple gable roof is the cheapest per m². Hip roofs, valleys, dormers, skylights and lots of junctions need more cutting, flashing and time.

Metal sheeting is quick to fix and light. Concrete tiles are a common middle choice in Cape Town. Clay tiles cost more but last for a very long time. Condition of the roof structure
Once the covering is off, the trusses and wall plates are exposed. Rot, borer, sagging or trusses that were never properly braced must be fixed before the new roof goes on. We price this after inspection, because you only see the full picture once the old roof is stripped.
Asbestos roof sheets
Many older Cape Town homes and outbuildings have asbestos cement roofs. Under the Asbestos Abatement Regulations, 2020, removal must be done by a registered asbestos contractor, working to a notified asbestos work plan, with waste taken to a licensed disposal site. If you are changing the roof shape, raising the pitch, adding a room in the roof, or changing to a much heavier covering, the work goes beyond a repair and plans may be needed. Worked Example: Roof Replacement Cost for a Cape Town House
This illustrates how a quote might come together. It is not a price.
A single-storey three-bedroom house has a tired 140 m² concrete tile roof. Several tiles are cracked, the battens are rotting in places and there is no underlay. The trusses are sound. The owner wants new concrete tiles.
- Strip old tiles and battens, remove waste: 140 m² at R60 to R100 = R8,400 to R14,000.
- New treated battens, underlay, concrete tiles, ridges, valleys and flashings, supplied and fixed: 140 m² at R600 to R850 = R84,000 to R119,000.
- Replace two damaged fascia boards and refit gutters: roughly R5,000 to R12,000.
